Terms and Conditions of Sale

1. Rates

All stays are charged based on the rates in effect at the time of booking. A quote or offer may be provided to the client upon request. The rates in effect on the date the quote or offer is issued are final once the booking confirmation is received. Prices are tax-inclusive (except for tourist taxes payable on site) and expressed in Euros. All orders, regardless of origin, must be paid in Euros. Prices are per accommodation per week, unless otherwise stated.

Rates do not include tourist tax, additional services, or the security deposit required upon arrival. Our product offers and prices are valid as long as they are visible on the website. SAS COGESTOUR reserves the right to modify prices at any time. Rates are contractual; promotional rates for certain dates cannot be applied retroactively. No complaints or refund requests will be accepted in such cases.

2. Tourist tax

The tourist tax is not included in the rates. The amount is indicative and may be changed without notice by the municipality. It must be paid on-site at the end of the stay. These taxes are intended to help cover the costs caused by tourism. Residences and hotels collect these taxes and remit them to the local authorities.

3. Security deposit / guarantee

A security deposit of €500 per apartment per week is required upon arrival:

  • By cheque: not cashed, returned within 15 days by mail
  • By credit card: pre-authorized (not charged), released within 5 days after departure
  • In cash: a receipt will be issued and cash returned after the inventory check on departure

Due to the high number of arrivals and departures at the same time, a joint inventory check cannot always be carried out. The inventory will have been completed by our team before guest arrival. An inventory is displayed in each apartment. Guests must report any damage, malfunction, or missing items within 24 hours of arrival.

In the absence of an inventory, Article 1731 of the French Civil Code applies: "If no inventory has been made, the tenant is presumed to have received the premises in good repair and must return them as such, unless proven otherwise."

4. Prior information required for any reservation

Number of guests
At the time of booking, the number of guests (including children and infants) must be specified. Each accommodation has a maximum capacity which cannot be exceeded.

Pets
Pets are welcome only if declared and accepted during booking, with fees paid. Pets must not disturb other residents and must comply with basic hygiene rules. A valid rabies certificate is mandatory and must be presented upon arrival. Vaccination records must be up to date. Access may be denied if documentation is incomplete, while the stay remains payable.

Special circumstances
Health conditions, disabilities, age, guardianship, etc., must be declared at booking to ensure the stay is suitable and safe. Information on adapted accommodations will be provided if applicable.

Non-smoking areas
In accordance with French law (January 10, 1991), all common areas of the residence are non-smoking zones.

5. Reservation guarantee / payment

  • 30% of the total including taxes is required to guarantee the booking. A booking confirmation will then be sent.
  • The remaining 70% must be paid at least 30 days before arrival. An Exchange Voucher will be sent and must be presented upon arrival.

Booking confirmation

The reservation is confirmed upon receipt of the first payment. The Exchange Voucher, if not contested, constitutes full acceptance of these terms.

6. Arrivals / Departures

Accommodation

  • Check-in: from 5:00 PM
  • Check-out: by 10:00 AM

Any stay exceeding these hours may incur an additional night’s charge.

Guests must behave respectfully, courteously, and in a manner preserving the tranquility of others. SAS COGESTOUR reserves the right to terminate services immediately in case of abnormal behavior, including expulsion if necessary.

7. Extra charges

All extras (bakery, catering, laundry, etc.) must be paid on departure. Unpaid extras will be deducted from the security deposit.

8. Cancellation policy

  • 60 to 30 days before arrival: no cancellation fees
  • 30 to 15 days before arrival: 70% of the stay charged
  • Less than 15 days before arrival: 100% of the stay charged

9. Early departure / no show

No refund or compensation is provided for shortened or interrupted stays. Accommodation booked but not occupied will be charged in full.

10. Insurance / Liability

SAS COGESTOUR is not responsible for theft or damage to personal belongings, including vehicles, common areas, or parking. The company is also not responsible for injuries, illnesses, or death resulting from activities, whether organized locally or independently. Guests are responsible for securing all personal property and are advised to have multi-risk and liability insurance.

Minors under 16 must be supervised by parents or legal guardians at all times. Unauthorized persons are prohibited from entering staff-only areas. SAS COGESTOUR is not liable for force majeure, accidents, or disturbances affecting the stay.

11. Complaints

Complaints must be reported to the Director or Reception during the stay. After departure, claims will not be accepted, unless sent by registered mail within 28 days of arrival to:

No compensation is due for urgent repairs carried out during the stay.

12. Jurisdiction

The parties agree that any disputes fall under the jurisdiction of the courts of Paris, France.

13. Termination of stay

The contract (Exchange Voucher) may be terminated immediately if the client fails to comply with obligations or behaves in a manner that disrupts the stay or operation of the residence. Keys must be returned immediately, and expulsion may occur without notice.

14. Dispute resolution

Before initiating legal proceedings, parties agree to attempt amicable resolution. If unsuccessful, disputes fall under the jurisdiction of the Cour d’Appel de Paris.
